Project
High Rise Residential Leak Prevention
Commercial

Project Overview
A High Rise Residential Developer at Kew Bridge faced substantial insurance challenges after a year of multimillion-pound claims. To address this, a complete LeakNet Gen2 leak prevention system was retrofitted in two high-rise residential blocks for half the cost of a single claim.
WIFI Connectivity Solution
A self-contained WIFI network was installed throughout the buildings, powered by a GSM cellular gateway and switch located on the top floor, ensuring reliable connectivity for the system.
App Functionality
- Flow Monitoring: The FlowReporter App provides real-time data for both individual apartments and landlord-controlled areas.
- Remote Control: Concierge staff can monitor and control water flow to any apartment remotely via their desk or phone.
- Standard Operating Procedures: The system was designed for ease of use, supported by staff training and operational guidance.
Damage Minimisation
By installing 1” flow sensors and motorised valves for each apartment, as well as 2” meters near risers, the system effectively detects and isolates leaks early, preventing catastrophic damage.
Insurance Impact
Since the system’s installation in 2020, there have been no claims exceeding £10,000, significantly improving the developer’s risk profile and reducing financial exposure.
Client Benefits
- Proactive Management: Concierge teams receive instant alerts and can address potential issues quickly, minimizing disruption for residents.
- Cost Savings: Retrofitting the system cost half the price of a single claim, with long-term savings in reduced insurance premiums and deductibles.
- Operational Simplicity: The system’s intuitive design and training support enable seamless integration into daily property management routines.
Broader Implications
This case highlights how a proactive approach to water risk management can mitigate financial losses, improve operational efficiency, and foster trust with insurers. By investing in advanced leak prevention systems, developers can protect assets and enhance resident satisfaction.
