Project Overview

A high-rise retrofit project with over 40 floors of luxury apartments faced the risk of Liquidated and Ascertained Damages (LAD) penalties due to potential construction delays caused by leaks. As the building approached occupancy, the contractor needed a reliable, easy-to-install leak prevention solution that wouldn’t compromise tight deadlines.

Connectivity Solution

Wireless Splash Sensors connected seamlessly to valves in the basement, creating a robust, easily deployed network. This eliminated complex wiring needs and ensured rapid installation despite the project’s advanced stage.

App Functionality

  • Real-Time Monitoring: Using the FlowReporter App, the building’s MEP manager received instant alerts whenever a splash sensor detected water in unauthorized areas.
  • Remote Control: Through the integrated LeakNet Gen2 system, valves could be remotely shut off or reopened, allowing for immediate action on leaks—even outside of normal working hours.

Damage Minimisation

With over 350 splash sensors strategically placed throughout the building, leaks were caught early and contained before causing structural damage, project delays, or occupant inconvenience. The system prevented water escapes on both the main building cold-water supply (BCWS) and ancillary systems like heating loops and AHUs.

Environmental Impact

Although the primary goal was to avoid LAD penalties, the system also supported environmental stewardship. Over the course of a year, 20 million litres of water passed through the building without a single uncontrolled escape, avoiding needless water waste.
